KPI Mini Storage - Storage Policy Rent: All rent is due on or before the 1^st day of each month, rent is considered late the 5^th day of the month. On the 5^th a $15.00 late fee will be charged to the account. For each consecutive month the account is delinquent, the late fee will be $30.00 and the tenant will be locked out of unit until the balance is paid in full. Lock out consists of being denied gate access and also being locked out of your unit. After 90 days of non-payment the Tenant shall be notified that the balance must be paid within 10 days from the date of the notice. In the event the Tenant shall fail to pay balance in full within the required period, the property shall be deemed abandoned by Tenant. Lessor may dispose of the property by selling all or part at public or private sales. If the Lessor reasonably believes the value of the property is so low that the balance owed by the Tenant will not be covered, the account will be turned over to collections. In the event the account is turned over to collections the Tenant will be responsible for the cost of the actions taken. If the unit is consecutively delinquent you will be asked to remove your belongings and find a different storage facility. The Tenant is also responsible to pay any and all fees associated with bringing the unit back to rentable. Penalties: If the bank returns checks for NSF, a fee of $35.00 will be charged to the account. Deposit: A security deposit of $50.00 will be charged at the time of rental. This deposit will be refunded within 30 days to the Tenant providing unit is left clean, proper notice of vacating is given and has no damages. You must give a MONTH written notice that you will be vacating the unit in order to get your deposit back. Use of Premise: Tenant will not store explosives, highly flammable items, or corrosive materials/goods on the premises. Anything classified as hazardous, corrosive or toxic under any local, state, or federal statutes/regulations is prohibited. Tenant will not engage in any activity that produces such materials. There will be no pets allowed in storage units at any time, as well as persons residing in units. No mechanical, fabrication, manufacturing or other related work should be allowed. No hooks, screws, nails, or shelving shall be driven into the walls or framework of the storage unit. No signs, advertisement or lettering shall be allowed on any part of the outside of the storage unit . Insurance: KPI Mini Storage will provide no insurance for any contents in units.
